New 7-11, Warehouse, Solar Site On the Agenda For Howell Planners
The meeting of the Planning Board is at 7 p.m. on July 21 and must be accessed remotely.

HOWELL, NJ —At its July 21 meeting, the Planning Board will review three applications, among other business.
The meeting begins at 7 p.m. and is remote only, according to the township website.

- Monmouth Solar is seeking a preliminary and final major site plan to construct a solar energy facility comprised of approximately 1,161 solar panels. The existing maintenance and pump buildings are to remain, as will the circulation path around the site, although the applicant is proposing to install gravel within the same limits of the dirt path. All energy generated in the solar energy facility will be tied into the electrical grid at the interconnection point. The existing storm water systems and the driveway to Lakewood-Allenwood Road will be utilized with no modifications proposed on premises. The site was formerly a solid waste landfill that was decommissioned and capped in the 1990s, 2921 Lakewood Allenwood Road.
- 7-Eleven, Inc. is seeking amended final major site plan approval with ancillary variance relief to construct a 2,999 square-foot 7-Eleven convenience store and gasoline station with six fuel dispensers for a total of 12 fueling positions, and canopy. Also proposed are 25 parking spaces, new landscaping, lighting, trash facilities and storm water management. Access will be via a new right-in ingress driveway and a right-out egress driveway to Route 9 and a right-in/right-out driveway from Wyckoff Mills Road. The applicant is now applying for amended final major site plan approval to remove the proposed one-way in driveway from Strickland Road and to modify the limits of the aboveground basin along Strickland Road based upon the additional green space available on premises on 638 Highway 9 North.
- 90 Industrial Court, LLC and Vanderveer Industrial Partners, LLC are seeking preliminary and final major site plan approval to construct a 70,320-square-foot warehouse/office building that will consist of 63,288 square feet of warehouse space and two separate office spaces totaling 7,032 square feet. The building will provide 16 loading dock spaces plus two additional drive in ramps as well as 51 total passenger vehicle parking spaces throughout the site. Access to proposed lot 4 is provided via two new full movement driveways to the north of the building along Industrial court which will be used for access to one of the car parking lots. Another point of access to proposed Lot 4 will be via the existing driveway within the north side of Lot 2, which will be widened, and will provide tractor trailer and passenger vehicle access to both lots. A shared driveway easement is also proposed in this location. They are also proposing trash enclosures, two onsite septic disposal systems and a well system for domestic water.
