Lacey Pols Want Your Thoughts On Short-Term Rental Proposals

LACEY, NJ — Now that Lacey officials have developed several proposals to curb and sometimes eliminate Airbnb and other short-term rentals, the Township wants to hear residents' perspective. Residents will have the opportunity to share their thoughts at Oct. 10's township meeting.

The Township would create regulations that prohibit dwelling in a property for less than 30 days. Anyone convicted of a violation will be subject to fines. The law wouldn't apply to lawful hotels, motels, rooming houses, boardinghouses and bread-and-breakfasts.

Another ordinance would allow Township officials to take additional actions against landlords with at least two convictions for ordinance violations or criminal conduct on or near their properties within 24 months. If passed, the Township would be able to require the landlord to post a bond against the consequences of future similar incidents.

An additional proposal would punish owners for properties that require excessive use of municipal service such as police. For example, a residential property with one to five living units would exceed the limit if the police are called on the property five times in 60 days. For restaurants and bars, that figure would be 30 calls.

If found to be in violation after a hearing, the owner would owe $300 for each additional call that qualifies within the next year. Qualifying calls include violations such as disorderly conduct, property damage, public urination, and violation of property codes.

Residents from two neighborhoods voiced their concerns about Airbnbs and other short-term rental services at Sept. 12's committee meetings. The Township's proposed solutions will get a second reading at Oct. 10's meeting.
