Lawrence Township Seeks Nonprofit To Lease Former Neighborhood Center
The RFP prioritizes youth, family and community programming over rental income.

LAWRENCEVILLE, NJ — Lawrence Township is seeking a nonprofit organization to lease and operate the former Lawrence Neighborhood Center, a vacant municipal building at 295 Eggerts Crossing Road, according to a Request for Proposals issued by the township.
The two-story, 14,695-square-foot facility was last occupied by Homefront, Inc., and has since sat vacant under township ownership. Officials said they are seeking a nonprofit that will provide community-focused programming, maintain the building safely, and ensure it remains an accessible resource for residents — with priority given to youth and family support, education, personal development, and community social services.
The township anticipates awarding a single five-year lease, with options for two additional one-year renewals. While the selected nonprofit is encouraged to allow other community organizations to use the space, the RFP states that no group may use the facility as a primary or permanent office address, and any subleases require township approval. The successful respondent will also be required to report annually to the Township Council on its programs and operations.

Proposed rent is up to the respondent and subject to negotiation and township approval; officials noted they may consider reduced or adjusted rent based on demonstrated community benefit. The township has also secured a $500,000 federal grant to make the building's front entrance ADA-compliant and said it is committed to working with the selected nonprofit on further capital improvements.
Proposals will be evaluated on seven criteria, with programmatic benefit to residents and the facility use plan each weighted at 25 percent. Financial benefit to the township carries the least weight, at just 5 percent, reflecting what officials described as a priority on community benefit over revenue.

An optional site visit for interested respondents is scheduled for July 20 at noon at the property. Written questions are due to Municipal Manager Kevin P. Nerwinski by June 30. Completed proposals are due by August 25 at 12 p.m. at the Municipal Manager's Office, 2207 Lawrence Road.
