In the middle of summer months with intense heat here in Livingston, air condition and water can keep us cool and calm. Nothing else will keep us cool ... not even the beautiful collector’s art or heirloom quilt.
Homeowners who are prepared with a working air condition system or have bought one ahead of the summer heat will not be disappointed when the heat comes. The key is, be prepared.
After talking with many homeowners who are thinking or preparing to sell their homes here in Livingston and Northern NJ, I decided to write a step by step guide called the 4 Ds of home selling. This guide will help home sellers in their preparation to sell and change their life (selling and moving away from your current home pose a changed in your life):

De-clutter your home and your life
Most homes are full of stuff in every room, counters and closets. Instead of parking cars in garages, we have stuff!

A cluttered home will not show well to home buyers. We need to categorize our stuff into keep, donate or throw. Have three bins as you go through every room in your house and begin the process.
Sometimes our home is messy and cluttered because our life is cluttered. Having too much stuff and putting out the money to buy the stuff can weigh us down. Can you say goodbye to clutter home and life and embrace a life that you are more in control off instead of being controlled by stuff?
As you de-clutter and get organized your home will stage well and able to demand more attention and better price from potential buyers. Likewise as you move out, think about how you can de-clutter your life and move forward.
Define your home and your life
Now that your home is clean and organized, it is time to stage it with a personality of its own. Define what type of look and functions you want to give to each room in your home to attract the type of buyers you want.
Sometimes I see homes that lack definition and personality for each room and just can’t categorize them. How would you define your own life now? Are you satisfied with your present lifestyle and do you know what you are all about?
Detox your home and your life
We hear wellness and health gurus teach about detoxifying our body ... remove of bad chemicals and poisons from our body for better health.
Does your house need a detox ... removing stumbling blocks like overgrown trees branches, ants or other creeping crawlies? Sometimes neglecting of these little details can break a deal for your home selling.
Do you need a detox in your mind? What are you feeding your mind? Are you surrounded by negative people? Is it time to take inventory and detox and move on?
Decide to sell and change your life
From time to time, I see home sellers who have gone through all the cleaning, staging and talking … but when comes time to sell they can’t decide. Fear seeps in and they are afraid to make the move to a better opportunity or place.
Why? Change is difficult. We are creatures of comfort, we like to be in our comfort zone. Or some may put it off. Offers from home buyers came and they (home sellers) can’t decide.
Have you wanted change in your life and you are afraid to step forward? Anthony Robbins has a great quote on decision making. He said using the power of decision gives you the capacity to get past any excuse to change any and every part of your life in an instant.
