Building Permits from Livingston Township
With the arrival of Spring it's time to plan for your upcoming projects -- and acquire the necessary permits.

With the arrival of Spring it’s time to think of those upcoming projects for your home and/or business. From decks, porches, siding to roofing, steps, pools, porticos, additions, air conditioners, fences and sheds, they all require permits. The responsibilities of the Livingston Building Department include construction plan review, issuing construction permits for building, electric, fire and plumbing work, inspecting properties, and issuing Certificates of Occupancy.
“There are many steps involved with the permit process,” said Bill Kimmel, Livingston Township Plumbing Inspector. “From the time an application is received to the date it is issued; the Zoning, Engineering and Building Departments all need to review, and approve it before a permit may be issued and construction may begin. Therefore, it is advisable to apply for a permit as early as possible to ensure your target deadline is met.”
The purpose of having plan reviews and inspections is to insure proper construction to protect the safety of the residents of a home or the patrons and employees of a business. The employees in the Building Department take the job of protecting the public seriously.

“In all of our activities,” reported Mary Ann Apostolico, Livingston’s Property Maintenance Inspector, “our focus remains centered on code compliance, safety, integrity of workmanship and customer service. We understand that the process of obtaining permits may sometimes feel overwhelming for a home or business owner, and we want you to know that we are here to help.”
The Township Building Department is currently in the process of closing open permits. An open permit is a permit that has not had all final inspections or a certificate issued. Having an open permit can potentially leave an occupant of a home or business at risk, and can also delay a real estate closing. Homeowners should be aware that any permit taken out for their property is ultimately their responsibility to close.

According to the New Jersey Division of Community Affairs, final payment to any contractor is not required until all final inspections have passed. If you think there may be open permits for your home or office, please feel free to contact the Building Department and they will check the records, and assist you in scheduling an appointment for an inspection if necessary.
