Mahwah Real Estate Report: Single Family Homes, Condo/Townhouse Sales for April

The spring market is here and there is a lot of activity. The combination of many buyers plus a lack of inventory is making for multiple offer/bidding war situations, especially when a house comes on the market priced right and in good condition  Here are April's numbers, according to the New Jersey Multiple Listing Service. 

Single-family homes – April 2013 - 14 sales

The NJMLS reports 14 closed sales in Mahwah in April. Of the homes that sold, the average list price was $614,964 and the average sold price was $590,393, which means that homes sold for approximately 96.004% of their list price. The average days on market was 61.

Condos/Townhouses – April 2013 - 18 sales

Eighteen condominium/townhouse units sold in April at an average list price of $347,278, and an average sold price of $329,694. The sale-price-to-list-price ratio was 94.937. The units that sold averaged 66 days on the market.

Currently On the Market - May 6, 2013

Single Family homes: there are 74 homes available at an average list price of $1,064,027.

Condos/Townhouses:  there are 37 units available at an average list price of $381,517.
