Uses Within Various Zones Enhanced with Amended Ordinance

An amendment to the development regulations ordinance includes additional uses in a number of zones throughout the township.

The Manalapan Township Committee adopted an ordinance last week amending and supplementing their law referencing development regulations and definitions within the Millhurst, Smithburg, Wilson Avenue and General Commercial sections of the township.

The new ordinance updated the “definitions” section of the law to include explanations of data centers, flex space, instructional and vocational uses and fitness and health clubs.

The ordinance also stipulated that the Manalapan Master Plan “identifies Millhurst as a historic place of the early settlement of the Township.”  Consequently, the design standards of landmarks must adhere to current landmark design requirements for site plan approval.

The ordinance allows for a restaurant in the Limited Business Millhurst district as long as it fronts onto Sweetmans Lane or Route 33. Data centers, retail uses, instructional and vocational uses, and a fitness or health club will also be permitted in this district.

The Millhurst Mill, which was commended by the Monmouth County Historical Society this year for its improvements, is looking to create a restaurant and musuem within the landmark and this change within the district will allow that.

A health club, data center, and instructional uses will also be permitted in the Limited Business Wilson Avenue section of the township, as well, according to the newly adopted ordinance.

Flex space, defined as a building that occupies two or more uses approved in the zone, will now be allowed in the General Commercial (C-3) district in areas that front onto Route 33.
