Maplewood NJ Real Estate 2012 Sales Began On An Upswing

Maplewood began the year with 13 residential home sales in January and another 56 under contract that hopefully will be sold. There are also just 122 Maplewood homes for sale as of today.

Although the number of homes sold decreased from December to January, with 6 less homes selling last month, the prices increased. The average and median sales prices for January were $471,308 and $474,900, respectively; while for December the average and median sales prices were $418,542 and $452,500. The average sales price number is the total price of all the properties divided by the total number of properties. The median sales price number is the midpoint of all the properties.

Of the 13 residential Maplewood homes sold in January, 2 sold within $10,000 of the final asking price, 2 sold at final asking price and 2 sold over final asking price. Sellers never changed the original asking price on 3 of the 13 homes before accepting an offer.
