Reval Letters Being Mailed on Monday

Overall assessed value of town increases, but taxes will not necessarily do the same

Update: A preliminary review of 2010 revaluation data by neighborhood shows that the trend of 2000 has been reversed—at least in part—by the 2010 revaluation.

Maplewood property owners will find out the results of the property revaluation next week. Appraisal Systems Inc., the firm charged with perfoming the revaluation, will be mailing letters to all property owners in Maplewood on Mon., Nov. 29, and Tue., Nov. 30, indicating their new assessment.

Appraisal Systems met with the township committee this morning to bring local elected officials up to date on the status of the revaluation. Mayor Vic DeLuca told Maplewoodian.com the total assessed value of properties in Maplewood increased from about $2 billion to about $3.5 billion.

Back in January, Mayor DeLuca said. He told property owners the tax rate would be adjusted. "Your tax rate for 2010 will not be your tax rate for 2011."

Right after the letters are mailed, the Appraisal Systems website will be updated with:
- a summary sheet
- a detailed map
- a summary by neighborhood
- a detailed spreadsheet for every property in town
- lists of all sales that occurred in town, and what sales were used in the revaluation
- a 'calculator’ so property owners can check their own assessment

Hearings will be held in the new police building beginning the week of Dec. 6 and extending through January. Except for when the court is in session, hearings will be available from 9 a.m. to 9 p.m., Monday through Friday.
