This happened with a Realtor in Wall NJ, who took a listing that was on the market (FSBO) and going no where. This home sat on the market for over 6 months with very few showings and no offers. After all that two things were lost, time & money something they can never get back. The realtor advised the owners to hire a professional home stager. The house has been on the market vacant and this was the realtors first time staging a home. But with all the TV shows, HGTV, everyone knows that buyers look on line first, and if they don’t like what they see they don’t come. Investors & home sellers are now realizing if they want a large pool of buyers, and want to sell for the highest price possible and in a timely matter they need to home stage. The realtor had it staged on a Wednesday open house Saturday accepted offer Sunday. With the help of a great photographer, and professional home stager the home was sold in just than 2 days!!
This is a great example of the power of staging and properly preparing your home for market! There are several reasons why a home will benefit from staging. Vacant homes for buyers are just a flow of empty rooms & have them guessing what would or could fit and they go home with nothing to remember nothing to connect to. Sometimes an occupied listing needs the room configuration spelled out to the buyer, or perhaps the house is outdated and staging will help diminish those less desirable features. Some home owners don’t know how to present their homes, or understand the need to de clutter.Staging is a powerful tool which connects buyers to the space, helps them to visualize how a home can function, and will add curb appeal on line.
As one of my clients mentioned, she only wish her Realtor had suggested staging when she listed several months ago. Now her home has since been staged and SOLD!
If you are selling or thinking of selling, ask your realtor if they work with a professional home stager. More realtors are partnering with home stagers. If they don’t look in your area for a professional home stager and have them come and give you their professional opinion what your home will need to get market ready & outshine the competition. It will be the best “investment” you can make.
Remember home staging cost less then 1% of your first price reduction.
