Toll Brothers Coming To Village 35

New Neighbors Are On The Way

The architect provided testimony as to the types of homes that would be constructed on the Village 35 property.
There will be 280 townhouse units and 70 which will be the affordable component in the plan for a total of 350 units. Townhouses are to built with 4 units per building. Optional rear decks will be available to the homeowner, as will roof top patios. A clubhouse, with an outdoor swimming pool and an exercise room will also be available through the homeowners association.
The 70 affordable apartments will be constructed in 3 buildings with approximately 20-28 units per building.
Many residents, in the Heritage Hills neighborhood, objected to the height of the units that will be built along the rear of their property. They expressed concerns about their new neighbors being able to view into their homes and property. There are 14 townhouses slated to be constructed along this portion of the development. The developer said they were willing to revue the construction of these units to protect the existing homeowners.

During this portion of the meeting the traffic engineer for the Toll Brothers testified on the traffic flows in and around the townhouse project slated to be built between Kings Highway East and Kanes Lane, the residential portion of the Circus Liquors development project.
There will be a connector road constructed between Kanes Lane and Kings Highway East and the commercial developer has committed to build this road. There will be 2 roads from this connector road into the residential development, helping to divert that majority of the traffic that will enter and exit the development from Kings Highway East. This road will intersect with Kings Landing Road.
The engineer testified that there would be an estimated 120 cars leaving the development between the peak morning hours of 7-8am. Cars returning, in the evening, would number approximately 160 with about 60 cars leaving during the same hour of 6-7pm.
Because there is a sidewalk on the north side of Kings Highway, the developer will not be constructing a sidewalk on the south side of the road. This will, also, enable the preservation of the large trees along the road. Funds that would have been used to construct the sidewalk will be placed into the township sidewalk fund to construct sidewalks that are needed in other areas of the township.

Testimony was completed and the public comment portion of this hearing will begin at the next meeting on September 4th.
