Affordable Housing Development On Morristown Planning Agenda

A 90-unit affordable housing complex proposal in Morristown will be presented to the planning board on Thursday.

MORRISTOWN, NJ — A developer is seeking Morristown Planning Board approval to construct a new mixed-use building in Morristown that will eventually house 90 residential market and affordable housing units.

The applicant, JMF/RD Morristown, LLC, proposes to construct a 90-unit multifamily development with associated site improvements. According to planning board documents, the 90 units will include 64 market rate units and 26 affordable housing units.

The multifamily residential housing project is planned for Cory Road Block 303 in Morristown.

The project was originally prepared by Arna Engineering, Inc. in 2019, with architectural plans prepared by Holiday Architects in 2021, according to planning board documents. Both original plans, however, were most recently revised in May 2022.

The building is projected to be three stories tall, with a mix of townhouses and apartments, including 26 one-bedroom apartments, 32 two-bedroom apartments, and 32 three-bedroom apartments. According to the application, the developers intend to use 41 street parking spaces as well as a separate 128-space parking garage.

A traffic engineering study was carried out to determine the amount of traffic that would be generated by the proposed development. According to the findings, the construction of 64 market-rate townhouse units and a 26-unit affordable building would have no effect on traffic volumes, and the adjacent street system would provide more than adequate levels of service.

"The trip generation calculations indicate that the proposed residential uses will have a low intensity of traffic. This project would generate, on average one vehicle trip every 1.5 to 2 minutes," officials said.
