New Ownership at Dumont Laundry Inks Long-Term Lease
Occupies 3,162 SF at Judyville-Owned Commercial Property
Dumont Laundry is under new management and has extended their lease at 40 West Madison Avenue. The 9,300-square-foot retail building, owned and managed by Judyville, LLC, is currently at full occupancy.
The laundromat, in operation since 1998, was purchased by a team of real estate investors who are long-time residents of the area. Judy Parker, M.B.A., president of Judyville and licensed Realtor® with Century 21 Concept 100 in Dumont, is the landlord and represented both tenant and new owners in the transaction.
"We are pleased to provide an essential service for the local community," said partner Rocco Laginestra. "Dumont is a great town and we opted for a long-term lease because we've made a commitment to this location and this community."
Laginestra and partner Philip Velez also praised Parker's knowledge of the local market and depth of contacts and resources. "Judy has been incredible to work with," Velez explained . "She truly cares and is constantly coming up with new ideas to help us grow our business."

Retail tenants at 38-44 West Madison Avenue include L&A Dog Grooming, Dumont Laundromat, YESS Training, and Italian Connection.
The new owners also recently implemented price reductions and specials. "We asked our customers what was most important to them," explains Laginestra. "We heard that cleanliness and cost were the most important factors. We have one of the cleanest laundromats and the most competitive pricing in the area."
