Renting Out Your Home In Point Pleasant? Know Fire Safety, Lead Rules
Rental properties must have fire and lead safety inspections before allowing tenants to occupy the property, Point Pleasant officials said.
POINT PLEASANT, NJ — If you are renting out a home in Point Pleasant, officials are reminding landlords and property owners that there are inspection requirements that must be met.
Properties that are being rented for no less than 30 days — including seasonal rentals that are no less than 30 days — are required to have fire safety inspections.
And if your property was built before 1978, you also are required to have lead-based paint safety certifications, Point Pleasant officials said.

People who are selling, leasing or renting property must contact the Ocean County Fire Marshal at 732-929-2088 to apply for an inspection of the smoke alarm, carbon monoxide alarm, and portable fire extinguisher in the residence and obtain a certificate of compliance.
New Jersey requires the inspection, which must be done "prior to any change of occupancy or the commencement of the lease or rental of your property as required by the Uniform Fire Safety Code," officials said.

All residential property owners are required to obtain the certificate of compliance, officials said.
The lead-based paint inspection applies to properties — single-family, two-family or multiple dwelling units — built prior to 1978.
The inspection must be conducted by a certified lead evaluation contractor, and it must be done within two years of when the law was enacted on July 2, 2022, or upon tenant turnover, whichever is earlier.
After the initial inspection, lead paint hazard inspections are required every three years or upon tenant turnover, officials said.
The fee for filing a lead-safe certification is $20 per unit inspected.
