First Retail Tenant Announced For New Red Bank Luxury Development
Melonhead, a smoothie and acai bowl spot, is the first tenant to lease space at The Rail development complex. It's slated to open April 2021
RED BANK, NJ - Alongside 57 brand-new luxury units and amenities including a fitness center, yoga studio, club room, bike storage and a game room, Red Bank’s latest development complex “The Rail” will tout a ground floor for retail and dining. Melonhead, a smoothie and acai bowl establishment, serves as the first tenant to lease the space.
The shop will take up 565 square feet of the available 6,500-square-foot retail space on the ground floor of the development. It's expected to open its doors in April 2021.
Located next to the Red Bank train station, the 154,000-square-foot development is slated to feature a two-level parking garage and two roof decks.

Melonhead opened its first location in Sea Bright in 2016, with founder Nick Frangipane drawing inspiration from his global travels. Its newest location at The Rail aims for a “sophisticated, island-style design with outdoor bistro seating,” according to a news release announcing the move. The new site will also offer an expanded breakfast menu including coffee, oatmeal, bagels, and muffins as well as healthy breakfast options for commuters.
“When we started to think about a second location, Red Bank’s energy and dynamism made it the ideal spot. The design of The Rail @ Red Bank perfectly encapsulates that spirit and we are excited to be its first retail tenant and join the Red Bank community,” said Frangipane.
The building is scheduled for completion sometime in the second quarter of 2021.
Leasing is set to begin early next year. Of the 57 units available, six affordable housing apartments will be offered through a lottery. Applications must be received by Dec. 15 to be included in a random lottery number drawing to determine priority order. Preliminary applications can be filled out here.
“The Rail @ Red Bank’s retail tenants are not only an exciting amenity for the building’s residents but a key component in jumpstarting the local economy surrounding the train station,” said Steven Denholtz, CEO of Denholtz Properties. “Through attracting in-demand and growing tenants like Melonhead as well as new residents, we are confident that The Rail @ Red Bank will be a powerful catalyst in the continued growth of the business community on the West Side.”
