Affordable Housing, Nursing Facility Proposed For South Brunswick

The proposed project will include a total of 212 apartment units for seniors and 180 beds nursing facility at the Wilson Farms site.

SOUTH BRUNSWICK, NJ — Builders Jaynar Construction is seeking site plan approval to build “age-restricted” affordable housing and skilled nursing facility in South Brunswick.

The site of the proposed development is the south side of Route 27 opposite Barbieri Court. The proposal is part of the Township’s redevelopment plan for Wilson Farms, where it hopes to create affordable housing for senior citizens.

According to public documents, two L-shaped buildings are proposed on the central and east portions of the lot. They will be connected via a “breezeway” and a central clubhouse.

The building will have three floors and contain a total of 212 apartment units. On the western side of the lot, a skilled nursing facility is being proposed. This facility will have 180 beds and six wings.

The site of the proposed development contains woodlands, wetlands, and a stream corridor on the south side of the property. In their proposal, the builders have said they will keep all development out of the wetlands and “buffer area” portion of the site.

The project is expected to be completed in two phases, according to public documents. Phase 1 will see the completion of 116 units in the eastern buildings. These units will be surrounded by 226 parking spots. Three separate driveways are proposed along Route 27, in front of the site, including a new signalized intersection at Barbieri Court.

At least 80 percent of the housing units will be reserved exclusively for people 55 years and older. No person under the age of 19 will be allowed to live permanently in the apartments.

Around 20 percent of the units may be set aside for people younger than 55 years of age. Wilson farms were designated as “Rehabilitation Area” in 2019, in need of improving water and sewer infrastructure ahead of constructing affordable housing.
