American Properties Public Hearing Scheduled In South Brunswick
American Properties is seeking to build 349 residential units. The Property is approximately 63.94 acres in area.

SOUTH BRUNSWICK, NJ — South Brunswick is hosting a public hearing on August 10 to consider an application made by American Properties at South Brunswick, LLC.
American Properties is seeking preliminary and final major site plan and preliminary and final major subdivision approval to permit consolidation of three existing lots to build residential development with 349 total units.
Around 20 percent or 72 units will be set aside for occupancy by low- and moderate-income individuals and families, according to public documents.

The property is located at the southeast intersection of Ridge Road and Schalks Crossing Road, and the northeast intersection of Schalks Crossing Road (County Route 683) and Perrine Road. It will include a clubhouse and swimming pool, recreation areas, open space, roads, sidewalks, landscaping, lighting, stormwater management facilities, parking, striping, utilities, and other improvements.
The site is approximately 63.94 acres in area and is located in the Court’s Third Round Affordable Housing (CTRAH) I District in the township.

The project consists of 90 units which are single-family detached dwellings, 187 townhouse units, and 72 garden apartment units, according to public documents posted on South Brunswick’s website.
The property currently has farmed fields and several small structures which the developers propose to demolish, according to public documents.
