South Brunswick To Discuss Affordable Housing Project Wednesday

The proposal is part of the redevelopment plan for Wilson Farms, where the township hopes to create affordable housing for senior citizens.

SOUTH BRUNSWICK, NJ — The Planning Board will be discussing an application to build "age-restricted" affordable housing and a skilled nursing facility at Wednesday’s meeting.

Builders Jaynar Construction is seeking site plan approval for the project proposed on Route 27 opposite Barbieri Court. The proposal is part of the redevelopment plan for Wilson Farms, where the township hopes to create affordable housing for senior citizens.

Two L-shaped buildings are proposed on the central and east portions of the lot, connected via a "breezeway" and a central clubhouse. A total of 212 apartment units will be built and on the western side of the lot, and a 180-bed skilled nursing facility is being proposed.

At least 80 percent of the housing units will be reserved only for those who are 55 years and older and no one under the age of 19 will be allowed to live permanently in the units.

The subdivision plan proposes to create three lots on each side of the property, with each lot containing five to six acres of land and one building. Each building will contain one-bedroom apartments for seniors.

A traffic study conducted by McDonough & Rea Associates in 2020 concluded that the property can “operate compatibly with future traffic conditions in the area.” But in February this year, the planning board had recommended the builders amend the traffic study to include morning and evening peak hours.
