2 Redevelopment Projects In Springfield Move Forward: What To Know

Township officials gave an update on housing projects at Church Mall and the former Scotty's Pub & Comedy Cove site.

SPRINGFIELD, NJ — Two redevelopment projects in Springfield have moved on to its next phase, according to a recent Springfield Township Committee meeting.

The committee gave an update on the progress at the site of the former Scotty’s Pub & Comedy Cove and the Church Mall redevelopment.

According to administrator John Bussiculo, the township received the final version of the redevelopment agreement from the owner of the lot and is expected to be signed.

"Once that’s signed off, they’re ready to go. And although it’s been demolished, they’ll be ready to start the next phase and start building shortly.” he said.

Bussiculo also said that the project could involve rental units or for-sale homes under the current agreement.

If he’s going to go with own instead of rental, there has to be an HOA put in place. There are a bunch of other things that have to be done,” Bussiculo added.

Scotty's Pub & Comedy Cove was demolished in Nov. 2025. It had been a landmark known for comedy shows and live entertainment.

On the Church Mall redevelopment, construction at the site continues to progress with officials saying by the end of the summer that rental units will begin to be marketed for rent.

“Our development down at the end of Church Mall is going along very well,” Bussiculo told the committee. “We’re at a point where they’re probably going to be looking by the end of the summer. They should be either renting or pretty close to that.”
