Landlord Insurance in New Jersey

What's the difference between landlord insurance and a homeowner's policy?


Insurance for landlords who own residential properties is what we like to call rental property/investment property insurance, also known as Dwelling Fire Insurance.  If you are renting a residential property to a tenant, you would need this type of policy.  A homeowners policy would not work because there are exclusions in a homeowners policy for properties where the owner does not live there.

A dwelling fire policy has similar coverages to a homeowners but is designed specifically for properties with tenants.  The cost is usually higher than a homeowners policy.

Things that would not be covered such as floods would apply to this insurance as well. You need a separate policy to cover floods.
