SPRINGFIELD REAL ESTATE MARKET UPDATE: TIGHT INVENTORY, QUICK SALES, RISING PRICES!

Sellers are starting to realize that their houses will sell quickly if they just price it correctly. There are still a few straggler houses that have been on the market for a long time, and are over-priced. Generally speaking, though, houses are being priced properly for the current market and they are selling very quickly. Over one third of all the houses on the market (according to Garden State MLS) are already Under Contract. 11 more have sold in the past 2 weeks, bringing the total for the month of June up to 20!

In terms of price, we are moving in the right direction. 38% of the available inventory is priced over $500,000. Another 20% is priced in the $400,000s. That means over half of all the homes for sale are priced over $400,000. We are down to a 4.1 month’s supply of inventory, so the Seller’s market continues. Overall, prices are +11% higher than they were a year ago. Sale price growth is not that strong, but we are inching up slowly each month.
