PLEASE TAKE NOTICE that the Township of Teaneck Planning Board (the “Board”) will hold a virtual public hearing at a special meeting of the Board on November 12, 2020, at 8:00 PM, to review and take formal action upon an application for preliminary and final major site plan approval along with bulk variance and design waiver/exception relief (the “Application”) by KRE Acquisition Corp. (the “Applicant”) with respect to property having a street address of 520 Palisade Avenue, Teaneck, New Jersey 07666 and being designated as Block 2402, Lot 1, on the Township of Teaneck Tax Map (the “Property”). The Property is located in the R-AHO Zone.

The Applicant seeks approval to construct a multifamily residential development consisting of 62 townhouse dwelling units and 16 affordable apartment dwelling units (for a total of 78 residential dwelling units). The Applicant also proposes related site improvements to the subject Property, including, but not limited to, parking, signage, landscaping, lighting and stormwater management infrastructure.

Additionally, the Applicant seeks bulk variance and design waiver/exception relief as follows: (1) Building height greater than permitted (35 ft. permitted; 38.42 ft. proposed); (2) Front yard setback less than required (20 ft. required; 19.2 ft. proposed); (3) Number of monument signs greater than permitted (1 sign permitted; 2 signs proposed); and (4) Combined fence/wall height greater than permitted (6 ft. permitted; 15.2 ft. proposed).

The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, use variances, variances, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, interpretations, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.

Pursuant to the declarations by the Governor of the State of New Jersey [Executive Orders 103 and 107], and the mechanisms that have been used by local governments during emergencies that render in-person meetings less than optimal, the public hearing will be held by online/virtual means and telephonically only. During the public hearing, any interested party will have an opportunity to listen to and, if participating online, view the hearing in its entirety, be heard (ask questions, provide comments or offer evidence) by either (a) participating online by visiting https://us02web.zoom.us/j/85394833009 and following the instructions provided to join the online/virtual meeting, including but not limited to entering meeting ID: 853 9483 3009 and passcode: 861911 or (b) participating telephonically by calling +1 (929) 205-6099 or +1 (301) 715-8592 and entering meeting ID: 853 9483 3009 and passcode: 861911. Participating via online/virtual means or telephonically is free of charge to the public.

Members of the public interested in participating in the public hearing on the Application can advise the Board Secretary, Rosiland McLean, of their interest in participating in advance of the public hearing by sending an email to the Board Secretary at rmclean@teanecknj.gov or by calling the Board Secretary during regular business hours at (201) 837-1600 ext. 1110. In addition, if any member of the public has a concern regarding utilizing the technology set forth above to participate in the public hearing, the member of the public may contact the Board Secretary by email to rmclean@teanecknj.gov or by phone at (201) 837-1600 ext. 1110 during regular business hours. There will also be a portion of the public hearing dedicated to public questions, public comment, and the opportunity for the public to offer evidence.

The Application and supporting materials (including maps and plans) will be available for public inspection at least 10 days prior to the public hearing at the office of the Board located at the Township of Teaneck Municipal Building, 818 Teaneck Road, Teaneck, New Jersey, during regular business hours, which are typically Monday through Friday, 8:00 AM – 5:15 PM. Alternatively, members of the public may contact the Board Secretary at (201) 837-1600 ext. 1110 during regular business hours or email the Board Secretary’s office at rmclean@teanecknj.gov in order to request copies of the Application materials, plans, and related documents be sent to them by email. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
