Developer Asks To Void 5-Bedroom Option On 16-Home Toms River Project
A 16-home proposal for Lakehurst Road will have only 4-bedroom homes under a change requested by the developer.

TOMS RIVER, NJ — The Toms River Planning Board is scheduled to hear an application to reinstate a restriction — at the developer's request — on a 16-home subdivision at a site along Lakehurst Road.
The planning board meeting is set for 6 p.m. Wednesday in the L. Manuel Hirshblond Meeting Room on the second floor at the municipal building, 33 Washington St.

On Sept. 4, 2019, the planning board approved an application by R. Stone and Company to build for 16 homes on a 6.81-acre site on Lakehurst Road at Smith Road. The planning board approved waivers of the homes being 30 feet from the road instead of 40, and for only having 3.5 parking spaces where the requirement was for four spaces.
R. Stone and Company also agreed to restrict each home to a maximum of four bedrooms and to prohibit bedrooms in any basement.

In 2022, R. Stone and Company requested approval from the planning board for five of the 16 homes to have five bedrooms, none in basements; that request was approved on Oct. 19, 2022.
Wednesday night's hearing would rescind the October 2022 approval, meaning all 16 homes would be limited four bedrooms again, none in basements.
The application would continue all other design waivers that were approved in 2019.
