Houlihan and O'Malley Reports Upscale Homes in the Bronxville PO Section of Yonkers Are in High Demand

Sale of homes priced from $800,000 to $999,000 rose 275 percent from 2011 to 2015 in that locale.

There’s been a real flurry of activity in upscale home sales recently in the Bronxville PO section of Yonkers, according to Houlihan & O'Malley Real Estate Services. The uptick reflects a strong trend, which shows that the sale of homes priced from $800,000 to $999,000 in that locale rose from 4 homes sold in 2011 to 15 sold in 2015, a 275 percent increase (based on sales data supplied by the Hudson Gateway Multiple Listing Service).

"This price point in the Bronxville PO area of Yonkers is especially popular because you can't get a decent apartment in New York City for under a million dollars, and here you get a lovely home with ample living space and a beautiful front and back yard as well," says Joe Houlihan, managing partner of Houlihan & O'Malley in Bronxville. "Homebuyers are attracted by the short commute into Grand Central – 28 minutes – and close proximity to Bronxville's exceptional restaurants, gift stores, coffee shops, library, and so much more."

Homes in the Bronxville PO area of Yonkers are in demand by young couples with growing families as well as empty nesters looking to downsize. The houses in this area are so popular that just last week Houlihan & O'Malley had a bidding war between nine homebuyers for the firm's listing at 37 Brookside Circle. Priced at $869,000, this charming three-bedroom, 2,540- square-foot Colonial recently went to contract for substantially over the asking price. The home is an easy walk to Bronxville Village, Metro North, shops, restaurants, and the movie theater. The residence has been beautifully renovated and sits on a manicured corner lot.

"We also just helped a couple, who's children are now grown, sell their 2+ million dollar home in Bronxville Village and buy a smaller place in the Bronxville PO area of Yonkers," says Houlihan.
