Most young people, Harry Vavoules, Radcliffe Funding Corp. said, are struggling to make down payments on homes and often cannot do so without a spouse, particularly in the Commack area.  

"If you have 20 percent of the down payment on a house, you will be in good shape. Anything less than 20 percent, you will need to add private mortgage insurance (PMI) to your mortgage. It's a fee that shows the bank that they will get paid if you default on the loan," he said.

If you're a single, young adult interested in moving out of your family home, you may have to rent first, something Vavoules suggests. He said if you are looking to rent for a short period of time and then buy you should pick a rent price that allows you to save money for a down payment.

"Landlords will run a credit check to see your history of making payments on time. You should work on your credit if you want to lease, and of course if you want to buy," Vavoules said.
