Smithtown BZA Gives Green Light to Expand Cosentino Commerce Center

Developers look to expand Commack shopping center off Crooked Hill Road by more than 20,000 square feet.

 

Developers looking to expand a local Commack shopping center have been given the green light to go ahead.

The Smithtown Zoning Board of Appeals gave a green light to allow PJ Venture Land Developers expand the Cosentino Commerce Center off Henry Street by more than 20,000 square feet on Tuesday night.

PJ Venture has filed plans with the Town of Smithtown to build a 27,022-square-foot, second-story addition to one of the existing buildings inside the Consentino Commerce Shopping Center off Crooked Hill Road. The shopping center contains local stores including , Shop Rite, Target, Guitar Center, Home Goods, Sleepy's, The Tile Shop and more.

The real estate developer requested a variance to reduce the number of mandatory parking spaces under town code, from 2,995 down to 2,578.

In the application, PJ Venture claimed the reduction of parking spaces would not cause an adverse impact on the shopping center and traffic due to the "the amount of total parking provided on site and the diversity of business hours."

PJ Venture could not be reached for comment or further details on the expansion.

ShopRite opened, spanning 72,000-square-feet, inside the the Cosentino Commerce Center in January 2011. It's one of several megastores inside the Commack shopping center. 

Other recent additions to the shopping center include , which sells tiles for both professionals and do-it-yourself homeowners, which opened next to Shop Rite in February 2012.
