Maryann Maltese, licensed Real estate Associate with Laffey Real Estate and a former NYS Legislative Employee with 30 years of industry knowledge; encourages Primary Homeowners and Shareholders to tap into savings that they May be eligible in NYS Property Tax Exemptions.

New York State has created a number of ways eligible homeowners can apply for various forms of State Property Tax exemptions and don't be fooled; some of You are eligible for more than one Property Tax Exemption to be applied to Same Primary Residential Property-your Home. Shareholders that own in Cooperatives often are confused if they too; can apply for State Property Tax Exemptions and they can. If your Board of Directors isn't in State Compliances with permitting State Property Tax exemptions to be applied to your Monthly Maintenance; then the Board of Directors could be in State Violations, said Maryann. Reach out to Maryann for suggestion and tips.

For example; a Veteran who is on a fixed income and is disabled as well; can submit 4 different Property Tax Exemptions and if they Meet State eligibility requirements; each approved Property Tax Exemption is applied to One's Primary Residence. This is an awesome point to remind Homeowners on as many of us are still considered Non-essential workforces for the last 2 Tax Seasons and perhaps in 2020, 2021; you NOW meet income Requirements for Various property tax exemptions. If in the example above I provided; a Senior who is a Veteran, residing on Fixed income also became disabled in the last 2 years; then if that Senior Primary Homeowner Meets all the Qualifications of each of the Exemptions I mentioned; NYS Star, NYS Senior Exemption, NYS Veterans Exemption, NYS Disability Property Tax Exemption requirements; then your Township is REQUIRED to apply each of the Exemption percentages for all 4.
