Touring The Greens in Melville
Four hundred rolling acres only for its residents--but here's a sneak peak
The Greens at Half Hollow in Melville is an active 55 and over retirement community in Suffolk County on Long Island's North Shore.
Opened in 2003, The Greens is a gated community featuring 24-hour security.
There are a variety of housing styles at The Greens. The villas are two semi-attached homes with three designs including a ranch, a two story with master on the main level, and a colonial with all bedrooms on the upper floor. Each of these villas has a two-car garage, some may have a basement, and some have golf views. These are at the higher end of the pricing structure.

The next group are the townhouses. These are four attached townhouses grouped together. The interior units have a one-car garage, and the two end units have a two-car garage. The master bedroom is on the main level, and some of these townhomes may have a basement and some may have an elevator up to the loft area.
The most affordable units are the condos. These are all attached units with two cozy floor plans either on the upper or ground level. They do not have any garage space, but there is ample parking in front of the condo.

The Greens have a spacious active clubhouse that includes an indoor pool, a fitness center, card rooms, media room, a restaurant, and lounge. Outdoors there is the olympic-size heated pool, four tennis courts, walking paths around the community, and an executive 18-hole 60-par golf course, plus pro shop.
The development requires a social membership fee and common charges for the community, but golf membership is not required. If you join the golf community, there are additional membership fees and golf fees.
According to public records for 2009, condos, townhouses and villas at The Greens in Melville sold from $400,000 to $1.5 million.
