BZA Hearing for North Levittown Lanes Site to be Adjourned

The adjournment is posted on the BZA calendar; Councilman Gary Hudes suggested that the property will need to undergo an environmental impact report.

An application for an assisted living facility on the former North Levittown Lanes site will be adjourned by Town of Hempstead Zoning Board of Appeals Wednesday.

The application was scheduled to appear at 2:30 p.m. on the ZBA calendar, but the calendar now says the application is "to be adjourned." The application, as reported by Patch on Jan. 29, calls for "variances to "construct [a] 3-story building for [an] assisted living facility" at 100 Schoolhouse Rd, with the bowling alley demolished in the process. The plan also seeks variances to limit access to vehicles to a two-lane roadway as well as exceed the allowed square footage of 44,500 square feet. They are also seeking variances for off-street parking.

Originally, Town Supervisor Kate Murray, R-Levittown, and Town Councilman Gary Hudes, R-Levittown, sent out a letter earlier in the week saying that they anticipated that the application would be adjourned for two weeks. However, Hudes said at a meeting of the Levittown Property Owner's Association Tuesday night that the adjournment will "most likely" be adjourned longer than that. He added that the BZA is expected to make a motion tomorrow to ask for an environmental impact study on the site. No date for a recall will be set.

Hudes also referenced several parts of the Town code at the meeting pertaining to building heights. He noted that there were no issues with the building being over two stories (or 30 feet) in height because the North Levittown Lanes lot exceeds two acres. For the building were to exceed four stories (or 60 feet) in height, the Town Board would have to find that the proposed building would not directly affect adjacent residential uses.

The LPOA passed a resolution Tuesday night stating a recommendation to the BZA that the application be adjourned until at least May. According to LPOA president Jim Morrow, they are requesting the delay because four members of the LPOA board are in or were recently in the hospital and they want to make sure they can do enough research on the proposal before it goes before the ZBA.

The North Levittown Lanes lot has been empty since the bowling alley closed in June of 2011.
