Owner and investment group have have filed for variances with the Town of Hempstead Board of Zoning Appeals (Case #138 and 139) to build a 3 story, 156 bed assisted living facility on the site of the now closed North Village Green Bowling
Alley – Section 45 Block 158 Lot 11, which is adjacent to Lot 7, the site of the North Village Green pool and park owned by the TOH and purposed for recreation.
The site is located in the middle of an LPRD
(Levittown Planned Residential District) area containing single family homes populated by families with children.
The variances are for less than required off
street parking spaces (this could result in an estimated parking void for about 162 cars) and a greater than allowed building area to enable the 156 bed capacity (this could result in close to 225 cars accessing the site, many on a 24/7 basis given need to round the clock care).
Many members of the community feel the density and character of the facility render it unsuitable for the neighbourhood and that it presents noise, traffic, safety issues and quality of life issues.
Car movement estimates based on an independent third party study about assisted living facilities and the developer's plans indicate the traffic would increase 10-fold.

Developments such as this have the potential to set precedent and change the suburban character of Levittown and the Greens. This is an issue for all Levittowners to weigh in on.
