Follow Up to email regarding Flood Awareness

I must say Mr Mandel responded almost immediately
and deferred to the building Dept. The next day I recieved a thorough reply from Mr Kemins of the building dept. "The figure $9500 is what FEMA projects for houses that are 4 feet below the required base flood elevation, every area of Long Beach requires a different base flood elevation and every property has different elevations, everyone who has flood insurance will be required to supply their insurance carrier with an Elevation Certificate (FEMA Form) prepared by a Surveyor, Architect or Engineer and that is how the rates will be determined, be reminded they can only raise your rates 20% a year."
I had an elevation survey done when I was first required to get flood insurance. I believe it was at the direction of my agent. For 8 minutes and $250.00
dollars I was told that I was not eligible for any waivers. That was one of the biggest ripoffs I have ever encountered as a homeowner.
