Every real estate investment carries a degree of risk, so how do you know a good risk from a bad one? There are some features that are common among good real estate investment risks. By watching for these factors, you’ll be better prepared to spot a worthwhile investment project.

It’s Located Near a Tech Company
Our economy is changing, which means real estate needs are also changing. When a motor vehicle manufacturer closes one of its plants, those employees may have to move out of the area to find new jobs. Conversely, tech companies are in it for the long haul. The big names (Google, Apple, Facebook, etc.) aren’t likely to close the doors anytime soon, which means their employees will need long-term living solutions.

The Area is Pedestrian-Friendly
The neighborhood should have a good walkability score, which means there are numerous points of interest within the immediate area. People should be able to walk to shopping and dining areas, parks, bus stops, etc. within a short amount of time. The higher the walkability score in a given area, the more desirable real estate will be in these neighborhoods.

The Property Neighbors a Hot Market
Just because the neighborhood you’re interested in doesn’t have a good walkability score doesn’t mean it’s a bad investment. If the property is close to a desirable market, it may still be a good investment. In fact, this may be a preferable situation, because investment costs will be lower, while you can still capitalize on its proximity to a hot area.
