What has been found to be the best trick in order to sell the fastest? According to cnbc.com, that trick is to put a home up for sale on a Thursday.
For some reason, homes sell fastest when listed on that day, and better yet when put up for sale on a Thursday afternoon. The theory is that people looking for homes are planning to visit them on weekends; therefore they log in on a Thursday afternoon after work ready to go. Every home listed before then has already been pushed to the bottom; therefore the freshest listing for the peak browsing time is what people see first, what catches their attention, what they visit first, and eventually what they buy. This nugget of wisdom came by after Redfin, a real estate firm, took a look at a sample of 100,000 homes sold in 2017.
As far as money is concerned, Wednesday might actually be the best day – but why, no one knows. At least the above theory seems to have a reason! With home browsing, decisions are made in such a fast way due to online listings that it’s quite easy to have ten listings open, take a quick look at them all, then head over to the place physically to take a closer look. Since there is less time to think according to the popularity of the listing and the limited amount of days people have on the weekend, offers may even come in immediately. Therefore it is imperative for people to get their listings online at the peak time people may be browsing, which seems to be on a Thursday afternoon. Of course, this strategy may work best, but it doesn’t mean any other time isn’t a good time either! This is why people are always tweaking their approaches, words, tactics, in order to see what’s best. It is an evolving process, but for now, Thursday should be used to list.
