The market for new construction is hot right now, particularly in southern Westchester. Such homes are in high demand and in relatively short supply. Driving up the demand are buyers from New York City; typically, couples who are moving to the suburbs from high-rise buildings with lots of amenities and onsite property mgmt. Having had the luxury of a “super” or concierge who took care of routine home repairs and maintenance headaches, these buyers are willing to pay the extra cost for a new home that is virtually maintenance-free. They are attracted to brand-new construction or homes that have been fully renovated on an existing footprint.
New construction offers buyers a blank slate that they can decorate to their own liking, and they don’t have to worry about major maintenance items, like a new roof or furnace for years to come. Also, the reality for many people is that working a 14-hour day in addition to two hours spent commuting, doesn’t leave much time for home maintenance or work around the house.
The lifestyle these buyers seek includes a maintenance-free home which is conveniently located to shopping and other amenities and within an hour’s commute of Manhattan. Currently, the most active real estate market for newly constructed or renovated homes is in areas such as White Plains, Ardsley, Dobbs Ferry, Hastings and the Sound Shore towns.
