I was a little surprised how quickly this post was pushed to the archives. The information is very important and timely so I am re-posting it so you have the benefit of the content.

The early fall is the time to do that maintenance around the house that will ensure no problems during the winter season. It’s not fun dragging out ladders in freezing weather to clear a clogged gutter or drain pipe, so get at it now!
Certain jobs are low intensity and can easily be accomplished without professional help such as gutter cleaning, minor regrading around a foundation, and cutting lower branches over hanging the house or porch areas. Each of us know what we can do and what we can’t, you be the judge at your house.
By the way, during my career in real estate I have found many individuals I recommend highly for some of those maintenance issues I can't handle. I would be happy to share them with you if you are in need. My email and phone numbers are at the end of this post.

For houses on the market for sale the same, and sometimes more of those projects need to be done.
I recommend a house listed for Sale be left on the market even as the winter weather arrives. Timing is everything in life and you never know when “your buyer” is going to show up.

Several things happen when you show a house during the winter that differ from other seasons; a fire in the fireplace an apple pie in the oven all make a house warm and inviting and sometimes carry greater value than distance to the bay or sound.
If you do find that elusive buyer during the winter months that Engineers Report is going to reflect the maintenance you do in a positive way, helping make the sale.
So get out the check list; start with the easy projects, get professional help for the things you can’t do yourself, and benefit from an uneventful winter.
