25A Shopping Center Approved

Groundbreaking not set, developer Pat Glennon says.

It was a two-year process, but final site plan approval for the new 8,000 square foot retail/medical combination shopping center proposed by local developer Pat Glennon for the corner of Elwood Road and State Route 25A has been granted.

"I hope this is the last time we're here on this application," said John Breslin, attorney for the applicant. "It's been rough getting a design the board and village are happy with but I think the process itself went well."

The Northport Plannning Board unanimously approved a resolution at its April 27 meeting, which noted that off-street parking and circulation meet or exceed village code requirements and the New York State Department of Transportation found that traffic access is adequate in and out of the site.

The architectural Historic Review Board approved the exterior colors and design and site placement.

The board also noted it had reviewed the proposed landscaping plan and found it "comparable to the character of the neighborhood and acceptable as to design for buffer and plant materials."

To the east of the site, zoned highway business, on Route 25A is a small parcel owned by New York State. To the west is commercial property. Belknap Drive homes to the south are the closest residential properties.

Glennon said he doesn't have a definite date for groundbreaking yet.

"That's up to Loary Gunn," he said, referring to the Northport Village Building Inspector.

The planning board's approved resolution requires Glennon to submit a permit from the Suffolk County Department of Health as well as the NYS DOT for the aforementioned approval of traffic flow.
