Gina Watson of Briarcliff Completed Deal for KZA Realty

Kathy Zamechansky, President and Owner of KZA Realty Group recently represented multiple owners and tenants in four commercial real estate sales and leases totaling more than $5 million in the Bronx.

Briarcliff Manor resident. Gina Watson of KZA represented the owners, father Eddie Caraballo and daughter Michelle Colon, in the $500,000 sale of a 5,000 square foot lot with 10,000 square feet buildable space at 453-455 East 184th Street in the Bronx. Alfons Shkoza of KZA represented the buyer, Gjushi Construction, which will be developing the site into market rate housing.

Zamechansky represented the buyer, TWU (Transit Worker’s Union) Counseling Center, in the purchase of a 3-story, 34,456 square foot building at 2475 Westchester Avenue in the Bronx. Michael Gilbert of Gilco Realty represented the owner, 437 East 165th Street Realty Corporation, in the $3 million sale of the building, which will be used by the Transit Worker’s Union for counseling to get Transit workers affordable housing, healthcare services, provide Union representation and related services.

Zamechansky represented the owner, Jay Marc Schwamm & Judith S. Snow, and the tenant, New York Psychotherapy & Counseling Center, in the one-year lease of 16,500 square feet of space in the Third Avenue Business HUB at 358 East 149th Street in the Bronx for a gross aggregate rental of $484,250.

Zamechansky represented the buyer, Azimuth Development Group, in the sale of a 6,691 square foot licensed parking lot to be used as a development site in the Bronx. David Simone of Cushman & Wakefield represented the owner, 1164 Wheeler Avenue LLC, in the $1.7 million deal.
