Pleasantville Planning Board To Vote On Lighthouse Living

The proposal is for a 71-unit apartment building at Depew Street and Vanderbilt Avenue.

PLEASANTVILLE, NY — Pleasantville’s Planning Commission is expected to finish its review and vote on a resolution about Lighthouse Living’s Vanderbilt Avenue project on Wednesday. The three-story apartment building is designed with a parking garage and lot on an acre between the Saw Mill Parkway and the Metro North tracks.

Once planned for commercial and residential space, it now is before the planning board just as a residential development, with 10 studio apartments, 51 one-bedroom units and 10 two-bedroom units.

The Saw Mill River has been classified as an Impaired/Threatened Water by the New York State DEC under the EPA Clean Waters Act Section 303(d). To help deal with run-off, “green infrastructure” including storm water planters and permeable pavers are part of the design.

The property also falls under the NYSDEC Environmental Restoration Program for brownfield remediation, to clean up petroleum-contaminated soil from the former LaDuca auto shop.

Among its unique features would be an automated lift parking system, which would be operated by the users.

It would also use a private trash hauler. The developers said they would eliminate the need for dumpsters by installing a trash sorter/compactor system. Building operations workers would move bins with the compacted trash for pick-up by the trash company.

The developers also said an effort would be made to institute food scrap green waste recycling for compost. Pleasantville has a program already ongoing.
