4). Be pre-approved and have it in hand. Know your budget. If you are in a "best offer" bidding situation, you will have to submit your best offer without knowing where the other bids are. It is likely you will have to bid over the list price. If you are bidding with a mortgage contingency, you will need to state what % will be cash and what % mortgage.
5) Choose an attorney now. Give their name and contact info in the offer. The seller will see that you are ready and serious.
6). See the homes the day they come on the market!
7). Flex on closing date if necessary.
8). Write a letter saying how much you love the house. All offers being equal, perhaps this will help. But remember, the power of your prose will not supersede the most important P- PRICE.
