The new business would be Long Island's first CarMax dealership.

The 45,000-square-foot dealership is expected to generate $225,000 annual tax ratables, an increase of $150,000 in comparison to the former concrete plant, which generated $75,000 annual property taxes, according to the town.

The dealership, which will cost $20.5 million to build, is expected to be completed by spring 2019.

The used car chain began the process review two years ago. The site plan was in need of zoning variances and an in depth environmental review due to the property’s former use as a municipal landfill.

Town officials have required the installation of a methane monitoring system.

The site plan documents for the CarMax call for a showroom, service area and car wash, with 476 parking spaces for customers and inventory.

According to CarMax Documents submitted to the Planning Dept. the dealership would create 265 jobs.

"CarMax will create hundreds of jobs, increase the tax ratables and will replace a long blighted site," Supervisor Ed Wehrheim said in a statement. "It’s a great fit along Car Row."
