Yesterday, Larry and I had a couple of appointments with a client looking for a 3-bedroom condo on Long Island, and it really reflected what we’re seeing in the market.
We found only 2 options that fit her price range and criteria. One didn’t feel right once she saw it in person, (that was the one she chose to see) and the another was actually a beautiful unit with a great layout, modern look and great community, but she still didn't seem to feel fully comfortable. That’s pretty common when choices are limited and buyers are trying to make everything line up.
The reality is that 3-bedroom condos are not something you see a lot of on Long Island. Most condo communities have a much higher concentration of 1- and 2-bedroom units, so when someone needs the extra space, the search naturally becomes narrower.
Because of that limited availability, buyers often end up taking more time to find the right fit. Not just something available, but something that truly works for them.
In the end, it’s less about what’s on the market and more about finding the one that checks the right boxes. When you combine that with overall low housing inventory in general, buyers looking for specific features like size, condition, and price, often find the search takes time and patience.
