1 Luxury UES Condo Building Dominates NYC's Real Estate Market

UPPER EAST SIDE, NY — Sales from a single Madison Avenue building have dominated Manhattan’s luxury real estate market this January, according to the latest Olshan Report.

The condo building at 1122 Madison Ave. between East 83rd Street and East 84th Street went into contract on nine units over the past two weeks after releasing its floor plans on Jan. 15, the report shows.

Altogether, Manhattan’s luxury residential sales totaled $885,663,000 in January, with deals at 1122 Madison Ave. accounting for roughly 10 percent of that figure, according to Olshan.

Designed by Studio Sofield, the building sits one block from Central Park and comprises 26 condo residences spread across 22 floors, in addition to a fitness center.

Since launching sales, the building’s owners have raised prices three times, Olshan reported.

The Upper East Side saw a particularly active week, with 14 sales closing above the $4 million mark, including four co-ops, eight condos, and two townhouses.

The five most expensive homes sold in the neighborhood were all located in the new Madison Avenue condo building.
