New Affordable Housing Lottery Opens With Manhattan Co-Ops Starting At $1,820

Applications are being accepted on a rolling basis for one-, two- and three-bedroom co-ops in Inwood.

INWOOD, NY — New Yorkers have another chance to buy an affordable home in Manhattan, with applications now being accepted on a rolling basis for apartments at Inwood Gardens, a 23-story cooperative overlooking the Hudson and Harlem rivers.

The housing opportunity is available at 45 Fairview Ave. in Inwood and includes one-, two- and three-bedroom co-op apartments for households earning between $28,686 and $188,000, depending on household size and apartment type.

Unlike many affordable housing lotteries with fixed deadlines, applications for Inwood Gardens are being accepted on an ongoing basis.

The building features sweeping views of the Hudson River, Harlem River and Fort Tryon Park, with many apartments offering large private terraces. Amenities include a community room, on-site management, laundry facilities and indoor and outdoor parking.

Monthly carrying charges range from $717.15 to $1,435.23, while purchase prices range from $1,820 to $3,900, depending on apartment size.

Here's who can apply:

  • One-bedroom: Households of one to two people earning $28,686 to $129,600
  • Two-bedroom: Households of two to four people earning $36,881.60 to $162,000
  • Three-bedroom: Households of four to six people earning $47,702.80 to $188,000

Heat, hot water, gas and electricity are included in the monthly maintenance charges.

The co-op is located near P.S. 152, P.S. 189 and George Washington High School, with nearby access to the A and 1 trains and the M101 bus, making commuting throughout Manhattan convenient.

State housing officials note that applicants are not automatically disqualified based on credit history or most criminal background information, and protections are in place for survivors of domestic violence, dating violence, sexual assault and stalking.

Prospective buyers can find eligibility requirements and submit an application through New York State Homes and Community Renewal's affordable housing portal.
