$75 Million Project Moves Forward In Cleveland Heights

Flaherty & Collins Properties will enter into an agreement with the city for the project.

CLEVELAND HEIGHTS, OH — Cleveland Heights will enter into a development agreement with Flaherty & Collins Properties to develop the city's $75 million Top of the Hill project. This means the project can advance to the design and construction planning stage.

"The Top of the Hill project is a priority for Cleveland Heights," City Manager Tanisha Briley said in a news release. "A lot of work has gone into advancing this project to this milestone by both the city and our partners, and we're excited for this project to move forward into the next stage of the development process."

The Top of the Hill project will develop a four acre site at the corner of Cedar Road and Euclid Heights Boulevard, at the top of the Cedar Hill. The city believes this area is a gateway into Cleveland Heights and its development could benefits both the city and neighboring communities.

The developed site could include market-rate luxury apartments, retail and restaurant space, a nationally branded or boutique hotel, structured parking and possibly town homes or Class A office components.

"Flaherty & Collins is excited that the City Council has approved the development agreement and we can continue working with the city and community on what will be a premier development in all of Northeast Ohio", according to Deron Kintner, general counsel for Flaherty & Collins.

Flaherty & Collins was brought in on the project last year, after Fairmount Properties dropped out. Fairmount removed itself from the project, citing an inability to agree on certain terms with the city. By all appearances, the two sides parted amicably, releasing a joint statement wishing each other well.

Flaherty & Collins is an Indianapolis-based firm. The company has completed more than $2 billion in project since its founding in 1993. This will be one of the firm's first major projects in Northeast Ohio, though it has completed several projects in the Dayton and Cincinnati areas.
