Top Of The Hill Project: Cedar Fairmount District Comments
The Cedar Fairmount Special Improvement District (SID) announced its support for the $84 million development project.

CLEVELAND HEIGHTS, OH —The Cedar Fairmount Special Improvement District (SID) Board of Trustees said it supports the proposed $84 million Top of the Hill project. The group believes the project will be an injection of business to the neighborhood and city.
"Cedar Fairmount SID believes that the design and scale will enhance the business community and surrounding neighborhood. Top of the Hill will create a dynamic entrance to Cleveland Heights," the Board said in a statement.
Planned for the property at the intersection of Cedar Road and Euclid Heights Boulevard, construction on a commercial and residential site should begin during the final months of 2019. City officials hope construction will be completed in early 2021.

The development will cost approximately $84 million, and will feature 275 to 300 luxury apartments and 15,000 square feet of first-floor commercial space. There will also be a parking garage with 550 spaces.
"Flaherty and Collins, the developers for Top of the Hill, have been represented at numerous focus and community meetings throughout the process. They have been co-operative and listened to the community’s comments," the Cedar Fairmount SID said. "Flaherty and Collins have addressed the concerns of parking, and residential and commercial needs of the area."

A hospital once occupied the Top of the Hill site, offering 10 floors of service. This project could replicate some of that tax revenue for the city.
City leaders hopemore than 90 permanent jobs will be created through Top of the Hill. The city estimates annual income tax revenue of $270,000 will be generated by the project.
Nearly 600 temporary construction positions should also be brought into the city through the project. A one-time influx of revenue from construction payrolls should generate about $685,000 for the city.
The Top of the Hill project moved forward on Dec. 7, when Cleveland Heights City Council voted to approve Planned Development Overlay (PDO) District Development Standards for the project.
