New Wawa Proposed At Neshaminy Mall

Bensalem's zoning hearing board will considers variance requests the developers of the Wawa want for the site at U.S. 1 and Rockhill Drive.

BENSALEM, PA — Bensalem could be getting its seventh Wawa location under plans being considered by the township's zoning board this week.

The proposal, by Neshaminy Winding Brook LLC, calls for a Wawa Food Market, with gas pumps, at the intersection of U.S. 1 and Rockhill Drive at the entrance of the mall. The location of the proposed store, on just over 2 acres, is currently overflow parking for Sears at the mall.

Sears recently closed, after its parent company declared bankruptcy.

Developers are asking the township for variances from its zoning ordinance. They include asking that the Wawa be allowed to be 4,376 square feet, which is above the 3,000 allowed under the ordinance. They're also asking that gas pumps be allowed to be 105 feet from the store — more than the 85 feet the ordinance allows.

Other requests are that the store be allowed to have a bigger sign than the ordinance allows and to have two signs instead of one. In documents filed with the township, developers say the signs they are proposing are consistent with ones other businesses have in the area.

The proposed Wawa would have 12 gas pumps and 46 parking spaces.

Bensalem's Zoning Hearing Board is scheduled to consider the requests at its meeting Thursday. The board meets at 7 p.m. at the Bensalem Township Building.
