June 2012 Real Estate Market Statistics

June 2012 Real Estate Market Statistics for Montgomery, Bucks, Chester Delaware, and Philadelphia Counties.

Another month of market statistics were just published by TREND MLS and are on our Market Statistics page on our website. Similar to April 2012 and May 2012, June 2012 shows positive growth in settled units.  Some note worthy statistics are below:

  • Bucks County PA had a 2011/2012 growth of 15.25% in settled units, down slightly from 16.46% in May 2012. 
  • The median settled price in Bucks County PA from June 2012 vs. June 2011 was down 3.57%, a worse number than the negative 1.85% from May 2012
  • Montgomery County PA had a 2011/2012 growth of 18.08% in settled single family homes - up from 16.91.7% in May 2012.
  • The median settled price in Montgomery County PA from June 2012 vs. June 2011 was down 1.17%, better than April 2012 which was down 1.59%
  • Philadelphia County only saw an increase of 1.87% from June 2012 vs. June 2011 in total settled single family home units - which was down from May's figure of 3.22%
  • The median settled price for Philadelphia County, however, was up 4.88%

Average Settled Price of Homes Year to Date By County:


Bucks:  $317,000
Chester: $337,000
Delaware: $256,000
Montgomery: $308,000
Philadelphia: $166,000

Overall, Montgomery, Bucks, Delaware, Chester, and Philadelphia County all saw increases in Settled Units from June 2012 versus June 2011, backing up the idea from the industry that a market recovery is on its way.


Montgomery County had the edge this month in growth in settled units over Bucks County: Montgomery County had a 18.36% growth while Bucks County had a 15.25% growth.  Montgomery County also had a better Median Sales Price compared to last month: Median Sales Prices was only down 1.17% June 2012 vs. June 2011 in Montgomery County, while Bucks County was down 3.57%

The Average Settled Price of Homes for this month shows Chester County with the highest value at $337,000, and Philadelphia County with the lowest vale at $166,000.
