Montgomery County Real Estate Market Statistics April 2012

Real estate market statics for April 2012 were released and Montgomery County has seen some growth!

The real estate market statistics for April 2012 have just been released and the statistics for Montgomery County seem positive.

Year-to-Date in April 2012, 1,793 single family homes settled in Montgomery County.  This is up 13.70% compared to only the 1,577 homes that settled year-to-date in April 2011. 

The total settled volume was also up from last year: April 2012's settled volume year-to-date was $532,096,000, a 12.49% growth from April 2011.

The average settled prices for homes in the Montgomery County in April 2012 was $296,000, down 1% from the average home price of $299,000 in April 2011. 

While the average home price was down a small percentage, the overall amount of settled units and settled volume means good things for this area's market.  Surrounding counties all have seen growth as well: Bucks County had a 15.74% growth in settled units from year-to-date April 2012 versus year-to-date April 2011.  Chester County had a 18.45% growth, Delaware County had a 15.31% growth, and Philadelphia County had the smallest growth at 1.99%

This growth could be attributed to varying factors: interest rates are at an all time low and it seems like confidence in the economy is growing.  Whatever the reason, this increased growth is reassuring and a sure sign that the real estate market is on the road to recovery.
