Spring Garden Mill Bounces Back After Storms

We've had a very busy winter here at Langhorne Players. After suffering through the twin floods caused by Irene and Lee, which damaged the Mill both inside and out and forced us to shorten the run of our fourth show Rabbit Hole, we were able to finish the season but certainly needed some time to regroup.

Through many meetings, lots of phone calls and countless emails our insurance carrier finally came through with a flood settlement in January of this year which made us whole and will allow us to make all of the necessary repairs to our home.

 So far this year: 

• We have finally been able to finish the reconstruction and roofing of the front porch, which had to be delayed because the money we had raised for that project was diverted to emergency flood repairs. YAAA! We have our porch back!
• We had a new Spring Garden Mill sign made. The old sign has been on the Mill since at least the early 1950's, though we have not yet been able to determine the exact date. We learned when we took the old sign down that it was simply a sheet of galvanized steel with a simple wood frame. (Lasted pretty long considering!) It was determined in discussions with the folks at Tyler State Park to replace rather than try to refurbish the old sign. The paint on the old sign is lead paint, and the steel is not in great shape. So we have a new sign and the old sign will be hung in the Mill.
• We have made structural repairs to the floor joists and main supports under the lobby and bathrooms. Through countless years, some floods, and because they are exposed to the elements under the Mill, some had rotted badly.
• Like the floor joists, the hardwood floor in the back lobby has been exposed to excessive moisture from underneath. It also is so old that it is worn to a point where it can no longer be sanded down, and some areas were soft enough that they were no longer safe. We made the difficult decision to put a new plywood flood on top of the old hardwood and installed a new vinyl plank floor that will hopefully be easier to maintain.
• We replaced the subfloors and tile in both public bathrooms plus the "actor's" bathroom.
• We are getting a thorough inspection of our electrical system to be sure that there is no corrosion after the floods.
• Our Green Room, the actor's dressing room, got new carpeting. The old carpeting was destroyed by Irene.

We want our home to be a great place for all of you to visit, and for us to work in. It is in fact all of ours, this old beauty of a mill, and we all want to be able to enjoy it for many years to come.
