Disclosure of Water Entry and Damage when Selling a Home

Did you have water during the long period of harsh rain? You must disclose it.

Many homes, to their owner's surprise, had water enter via basements and roofs where it never had before due to all the rain we endured. 

Keep in mind if you are selling your home you must disclose this in the seller's property disclosure. You can explain by attaching an addendum that you had never had water before and due to heavy rains from a hurricane/tropical storm it did happen. 

Let the buyer know when it happened, how often it happened and if you did any type of remediation to avoid the situation again. This will protect the seller if there are future storms where water penetrates through the house or if there was unknown damage sustained that can cause a re-occurence.
